We've used Podio and Pipedrive. I like how pipedrive is setup to move your Contacts/Interactions Along in the business process. I can keep up with each conversation, move them into different segments (IE: Dead Deal, Follow-up, Contract, Etc). It's not free, but I really like what it does for about $15 per month. Let me know if I can help you with it if you decide to use Pipedrive!

I would centralize my initial focus on finding FB groups related to what you're looking for. Wholesaling, REI, Fippers, House Hunters, are all keywords you may be interested in using to find those groups in your area. Hope that's helpful, let me know if I can help in the future, I'd be glad to.

Welcome to Bigger Pockets! I’m fairly new to this website myself, but have found that going on MeetUp.com to find local real estate investing groups has helped us get plugged in to a great network. That’s my suggestion. If I can ever help in the future, feel free to connect with me or shoot me a DM.

I would suggest to always put in a dishwasher. I wouldn’t go overboard and buy the latest and greatest, but even in a 700 Sq Ft house, a dishwasher would be good.

You could always create a separate business page on social media, and when the time is right, you can always combine with your personal page. 

I would always pay off unnecessary debt, before investing in anything.

If you have a smart phone and a laptop, you're all set to get started. Keep it simple.

Well, in 2018 76% of all online traffic was online video. 2019 is projected to 82% of all consumer internet traffic will be video. These aren't my statistics, they're from Cisco. I would say the best option for you is to make some online videos. Nowadays it's easier than ever to create your own content online, with plenty of phone apps to help you distribute that content. I would go to your local post office and get a PO Box there. Hope that's helpful. 

I would personally start with a rent increase. If she complains or is rude, then opt to not renew her lease and go with a new tenant. Truth is there are plenty of people looking for a good place to rent. Hope that's helpful for now. If I can help in the future, feel free to connect with me.
