@Jennifer Donley are they suppose to have the "tenant number" on their voucher for St. Louis County HUD? I've seen some that doesn't have the number, not signed by anyone, and no expiration date. Needless to say, the tenant didn't pass my screening criteria. Just curious if you have run across this before?

Are you house-hacking on this one? I'm asking because your down payment is at 3.5% which is typically for owner-occupant. If you've found a lender that would allow for non-owner-occupant with 3.5% down, I would love a referral :-). Adjusting the down payment would certainly change your CoC ROI.

Hi all,
I'm curious how you all would handle this situation? My tenant requests to have the rent due on the 15th of the month which they had an "unwritten" agreement with my previous property manager and the property manager acknowledged of such agreement. They have been paying on the 15th of the month for the last 3 months on time. However, the lease state "rent is due on the 1st of the month". I want to follow the lease but also want to be reasonable as well since the previous property manager did have the agreement with them. How would you handle this situation? would having them sign a lease addendum stating rent is due on the 15th of the month reasonable?

Hey Kien, Florissant, MO is a good cash flow area. I have some rentals in Florissant. It's pretty competitive now with lots of local and OOS investors going after the same area. You should have boots on the ground to invest in St. Louis in general just because it's pretty much block-by-block in the city and muni-by-muni in the county.
