St. Louis is very block-by-block so you will need to be very careful when evaluating deals in the area. In general, I would stay away from the North City area (63113, 63106, 63107, 63115, 63102, 63147). These are in my opinion the "War Zone" where most of St. Louis City's violent crimes are reported. My suggestion is to research each zip codes carefully and, perhaps, look to have someone on the ground to help you out.

The bank should have a sample that you can fill out. I also have a very simple spreadsheet that I use to keep track of my net worth. Nothing fancy. Happy to share if you still need it.

Hi, I'm working on my first real estate deal in St. Louis, MO. I am looking at different financing options. I am considering both conventional financing and portfolio loan options. The portfolio loan would be a balloon loan which from what I've read, can be a risky loan. I'm specifically curious about lender ability to call the loan where I am force to come up with a big payment.
I would love to hear from those who have used balloon loan options for your investment properties. What are your experience and what are some items I should consider?
