Hi, @Peter Mckernan... as an owner of a property management company I can tell you that people value that I also own my own investment properties and have been doing this for a very long time. We're a small-medium sized company and investment properties are "what we do", so that makes people feel comfortable. As someone said in the thread, look in your area for companies who manage your type of property and perhaps own some of their own, then research their fees so you're a fully informed client. There are some great, thought-provoking blogs on this site along the lines of 'to PM or not to PM', so check those out, too. Good luck!

@Marcin Nurek, what does your rental agreement state? If it states you can keep those two payments then you'd just explain that. If it doesn't state that, you're the landlord so you can decide which approach you want to take. Personally, our lease states that the security deposit is meant to cover damages at the end of the lease -- she ended her lease before she moved in, so that security deposit should cover the damage of one month's lost rent. I don't know that I would keep both payments when the security deposit is meant to cover such damage. Good luck!
