Do you mean look for and buy apartment buildings? My two cents as an agent who helps investors find MFH properties and manages the units for them: it is hard to find an off market apartment building to buy unless you do it through hard-core networking that you're always working on. MFH investment is hot right now and MLS listed buildings go fast. If they don't go fast, or if you find them off market, it's because they're going to be a big project to get the units ready for rental. Like major renovations, getting good tenants in, etc.

Maybe offer both so they have an option. Does your one-year lease have an auto-renew? That's how we do it, and when we send notices out re: the auto-renew at the 11-month mark, they usually let it renew if they've been happy with us and they're not moving for other reasons.

@Chris Anderson, I think you'll get some good thoughts here, but I would also ask around locally at REIA meetings or Meetups to see if anyone has had success with this kind of thing. Those kinds of conversations might even turn into you finding a lead on someone like what you're looking for.
