Thank you so much for your replies @Amber Gonion and @Josh Brook!  I think I found an architect that I would like to work with.  I am meeting him on Tuesday to walk through the project, so I am set for now.  I will definitely keep Kevin Grube and Henry Elgersma in mind for future projects!

Hi BiggerPockets Community!  I am looking for a referral for an Architect in the Minneapolis area. We are converting a 5-plex into a 6-plex in the city of Fridley, MN. The city is requiring an architect’s stamp of approval on the existing expansion plan. Does anyone have a recommendation?

Sorry, I wasn’t clear. I was wondering if the fact that he has not physically lived there for several months (he has been living at his girlfriend’s house) made any difference from an eviction timing standpoint? His lease ended in June and he hasn’t lived there for quite some time, he just has his stuff there. Would you agree that I will still have to evict him even though he doesn’t actually physically live there?
Thanks for the responses! One other note is that this tenant has not lived in the unit for months. I inherited him as part of the purchase of the property. I am wondering if this changes the eviction process. Yes, I have read the tenant/landlord regulations, but it’s a little in clear on this point. Ultimately, I need to discuss with my lawyer but wanted to start here.

I have a renter that I always have to chase down to get his rent.  I decided not renew his lease and he was supposed to be out on 6/30/18.  He did not pay his June rent and now it is July 3rd and most of his stuff is still in the unit.

I told him he needs to to have everything out by the end of the day.  He said he was out of town until the 10th and his family was supposed to move his stuff.

I need to renovate, take pictures and get it rented to a new tenant.  What is my next best course of action?  This duplex is in Minnesota.
