hi everyone, i haven't posted anything in a while, i just wanted to give you guys a heads up and warning from a so-called contractor on Stroudsburg and month Poconos PA area. His name is Steve Ruffino, he claims he is a contractor, ex military, family man. The guys is not ex-military (stolen Valor) but ex-con who did time for selling drugs, he doesn't know anything about construction or rehab and will endanger your project with thousands worth of damages. He is a scam artist and who is currently under criminal investigation by his ex-boss and i have also pressed criminal charges on him. Be careful with this guys, if you run into him or have initiated communication with him ask him for his corporation papers, or LLC, as well as liability insurance, he doesn't have any tools, insurance or LLC.
Thanks, i hope this information can help you guys from any future nightmares from people like Steve.
Best of luck on your real estate journey and I think we could've prevented this nightmare if we would've had a forum in BP that warned our network investors from people like Steve.

One of the biggest obstacle in this field has to be the lack of professionalism and work ethics from contractors. I feel that we constantly have to baby sit them and tell them how to do their job the right way, and once you pay them you will never see them again and there is no way to hold them accountable for mistakes or poor workmenship.
The other frustration that I have, has to be dealing with the real estate brokers many but not everyone are very shady. They have to follow special ethical guide lines but they seldom do. Many times you sit back and wonder, is this really worth the headaches? Let me know your frustrations and how are you dealing to manage with these obstacle's.
Don't get me wrong it is rewarding to transform a house or real estate property into something beautiful and sale it. But it has to be a better way to minimize issues with contractors and hold them accountable as well as dealing with real estate agents that are out there to Rip you off. Im in NJ and NY.

the lease should be in English but having the conversion in Spanish makes it a stronger agreement because you know they undertand the rules and guidelines of the agreement. Im Also looking for a copy in Spanish/ English.

I live in San Diego in 08 to 2010 while in army reserves and I go back almost every year with my youngest kids, and every year it gets more populated and they build more and more. it seems that for every one person that leaves two move in. Also remember that cali has a large military community so statistics may be counting on that community.
