Kate- I do have a couple lenders that do some interesting loans if you would like to PM me. The biggest I have is to assess any information provided by the seller to make sure it is legitimate - can you really get that rent, is that ARV realistic, are ALL expenses included in the financials.

Does anyone have a recommendation on a company to manage coin operating laundry machines (collect, service, etc). This is an 18 unit building in Lakewood OH. Probably anyone in the Cleveland or Akron markets would be good.

Congrats on your purchase. Please PM for a name of a lender that does some unique financing. As @Matt Motil mentioned, there are some restrictions around seasoning with most lenders.

@Kyle Lewis To clarify a point about Point of Sale. South Euclid DOES have a point of sale called a Vacant Property Inspection for any property that is owned by a bank, is a rental or the owner has moved out more than 6 months before the sale date - it is in essence the same as a Point of Sale with escrow requirements for the buyer for any outstanding violations assumed. However, to the deal @Saar Avr is analyzing hopefully at that price point, there are no violations to assume.
We have a lot of clients buying in South Euclid, the tenant base seems pretty stable.
