Dec Tec and Durodek are the only roof systems that are designed and meant to be walked on. they are also very expensive due to all the prep work required before installation. In order to purchase Durodek you must be factory trained. Anyone can purchase Dec Tec. Both are an excellent product and is all that we use for walk out decks over living space.

they can't get a ss# because they are here illegally. they can get a TIN number though. A TIN number is like a ss# that the government will issue, if applied for, to an illegal resident. That number will allow them to be on the "books" and to  to work and pay taxes. at any company that wants to employ them. It will also allow them to start their own companies. Not sure if they can obtain a mortgage with a tin number though.

Grew up in Severn. Still Meadows is right around the corner from Pioneer City.If you go the other direction there are some nice detached single families. I would consider a D neighborhood- much of it is an open air drug market. If I recall Still Meadows are also technically condos so there is a condo fee and probably are not FHA approved. I would verify that though. Might have changed since I last investigated the community. Ft. Meade and NSA are within 5-10 minute drive but I don't think you would pull any tenants from there. I would lean towards a voucher tenant. AA County's section 8 is pretty easy to deal with.

I would think you could find similar priced neighborhoods to invest in right in Annapolis.

If there are already non conforming properties on the street that will make it easier to get the same exemption for you. Precedent has already been set.

The majority of 2 units are in Brooklyn/Curtis Bay both on the AA county side and the City side. Russell is correct that they are hard to find in the rest of the county and most of them are not legal.

I have been a roofing contractor tor for over 25 years. We have always used CertainTeed or GAF shingles. I consider them one of the big three. GAF has better color selections on the architectural series so that is primarily what we use. I would imagine they are both readily available on the West Coast. I would not think there is any price difference between any of the manufacture's. At the most a dollar or two a square so at the most a $50 difference at most on a residential house.

Myself, I would stick with one of the big three-GAF, CertainTeed,Owens Corning. I would spend the few extra dollars and upgrade to a lifetime architectural shingle over the three tab shingles. Better wind rating 130mph vs 60mph and they will last at least 15 more years.

I would suggest that you find your local Reia's and attend a few meetings. You will find your realtor there, meet like minded people, and learn a lot of valuable information.

I have properties in the City and the surrounding counties. There are A, B, C, & D neighborhoods everywhere. I think where to invest is where you feel comfortable at. Baltimore City taxes tend to be higher than the surrounding counties. To me, it is all about the figures and what your goals are.

We currently are buying a lot of properties (10 in 6 weeks) in Brooklyn and Curtis Bay. I know a lot of investors that are not comfortable in these neighborhoods but I am comfortable here mostly because I spend a lot of time in these areas when I was younger and it is fairly close to my house.

For c and d neighborhoods I like Brooklyn and Curtis Bay. There is no logical reason for that other than I have spent a lot of time in these neighborhoods when I was younger and I know most of the streets and alleys so I am comfortable there.
