Anne Arundel  County considers (you didn't say where the property was) an in law suite different than a separate unit. I bought a property in Glen Burnie that was advertised as a single family with an in law suite. I did not check into the zoning before the purchase. It was actually two separate units. The county told me I could not do that, that having multiple dwellings on a single lot was against zoning.

if there would have been access between the units it would have been ok. That would be considered an in law suite. if there are separate entrances with no access between the units it will be considered two separate dwellings.

I had to go through the variance process with the county for it to be legal. It was not hard to get it approved partially because  at least a third of the neighborhood was duplexs and tri plexes already.

@Suzanne A. The Harford meeting is once a month. Balt. Reia has 7 meetings a month. One of their meetings is a womens meeting outside of Towson on Wednesday night.Not sure which Wednesday of the month. There are a few other Reia's and meet ups around. If you message me I will give you more specifics and details

Welcome Suzanne, Balt. Reia has a meeting Monday the 5th at 510 Johnnys in Bel Air. You should come out and meet some of the local investors. Meeting starts at 6:30. This is the only REIA/ Real Estate meet up that I am aware of in Harford County.

Allowing a tenant to move in before verifying utilities were in their name. They never did get utilities in their name and rarely paid. They were eventually evicted for non payment of rent and utilities.

Ironically, he screened very well but was one of my worse tenants ever.

If you have motivated sellers and the numbers are really a deal get the property under contract and find a buyer. Put it on the Marketplace here and/or go to your local REIA's if you don't have any buyers.

Most properties I come across I keep for myself but I do wholesale a few houses a year so I am familiar with the process.

They will search for ein/ss numbers. If they can find the number they charge $50. if they can find no record there is no charge. Well worth the $50 for misplaced/lost w-9's considering the fines and the expense of having the labor costs disallowed in an audit.

I get a w-9 before I write a check but on occasion they do get misplaced.

Jason, you should reach out to me. there are properties that will meet your criteria in Aa County. Start looking around Glen Burnie. I just purchased a townhouse in Arnold this week for 185k from a wholesaler. It needs maybe 10 grand to make it rent ready. I am actually going to rehab and resell.

I am speaking  at a Baltimore Reia today at 11:30  on where and how to find properties. Come on out if you can make it. Meeting is in AA County

So, are you looking to spend $200k on 1 property or a few properties? City or County? If you are looking to purchase just one property I would purchase in AA County and stay close to home. Plus, the courts are much more landlord friendly in AA County.. Just purchased one for less than that right around the corner from you in Arnold.

I do have properties in Baltimore City and County. Also have a few in AA County. We can much more helpful if we know what your objectives are.
