I would think that with good screening this person would have been weeded out as a non-motivated seller prior to standing in front of them and having it told to you.

Digging deeper should have elicited this response over the phone, thus saving you time and/or giving you a much better starting point when face to face.

You're a landlord, not a detective. Stick to what you do best. No offense meant but it seems a big waste of time, effort, gas, etc. If you feel uncomfortable then move onto the next applicant. If you feel the same way about all applicants then maybe landlording is not the right type of REI for you.

I know.  I haven't gotten into the property yet.  But, it sound like they have a PM looking after it pretty well and they haven't mentioned the tenants being upset about things needing repaired.

Here's the scenario:

Property: B-C

Tax and Nuisance Liens: $8k

Owner owes PM: $2K   (plumbing was redone)

Property Is Free and Clear

Current Rent: $700  Solid 5 year rental history

Average of 6 Comps:  $50K  (pulled from Realquest)

Owner wants to walk away with $25K in their pocket

Good deal, bad deal, offer price in order to wholesale?  I have no interest in buying and holding.  Looking to wholesale.

If you purposely tagged me for my comments then I believe you totally missed my point.

I have been following this thread......slightly.

The BP forums are where I thought I could finally get away from what this thread really is.  This thread was started quite simply as trolling.

I hope that the BP forums do not become just like the rest of the internet.

I came here to learn.  Not to air petty grievances or to listen to anonymous vitriol which is found so often on the net.
