If you feel you are being taken advantage of or the possibility that the contract they made you sign is illegal then run it by your attorney.  The attorney may well find the contract to be invalid.  The cost may well pay for itself.

Seller has a property management company. 

The property is occupied.  How should I write the security deposit of the current tenant into the contract?

I am using an "As Is FAR BAR" contract.

Does anyone have a sales contract that has a standard "out" clause  that they could share.

Looking for something that is pretty simple to explain to a seller.

Don't even need the whole contract really.  Just the clause itself would do.

Lot of things don't make sense in this thread. Somehow have to believe this was a snipe hunt by the OP.  Fifteen days ago the subject had nowhere to turn and now they have a mod.  Maybe a whole lot of info is missing.

OK

23 Years old, no income, no college, waiting for "funding".

Parents, no income, Maximum investment is 125K.

125K investment at annual average return of 10% = 12.5K

Annual expenses = 60K

Does not compute.  Constant loss.

I know this may sound really stupid, but I have found that getting out of the house and going to the library works for studying.  I guess just the act of getting in the car, driving a couple blocks, finding a quiet place in the library, and focusing puts things in perspective.  The house has too many distractions and I can think of too many ways to procrastinate while there.  In my mind I can think of only one reason why I went to the library.  It zeroes me in on the task.

If she contacts the bank she can request the exact amount she needs to get caught up.  It usually takes them about 7-10 days to get her that number.

Once she has the number then she has only one decision to make.  Pay or do not pay.

If she decides to pay then life goes back to normal.

If she decides not to pay then the foreclosure proceeds.  She can hire an attorney to fight or delay it, but eventually it will occur if no payment is made.
