I would agree with @Steve Babiak that the only way to avoid foreclosure is to pay.

But, and this a very big caveat, I also agree that foreclosure can be used as a viable financial strategy dependent on multiple variables that the mortgage holder has taken into consideration.  In this case it would not be for me to say one way or another whether the morality of the considerations or variables are right or wrong.  My assumption would be that the decision becomes simply a numbers equation.

You can lose all the property.  You can never lose the education.  It's a valuable asset you will have the rest of your life.

A formal education will also teach you how to think differently.  That, along with the "street smarts", is a rare and valuable commodity.

It's good practice.  Go there with information that will show him how you come to your price.  What it's going to take to fix the place up.  What local houses have sold for within the past 6 months.  How that, even though houses have sales prices, that is not necessarily what they are going to sell for.  Keep it very black and white.  Don't tell him he's crazy.  Present it all in a very logical manner.  Remember that he is probably coming at it from an emotional standpoint.  You have to come at if from a "this is just business and these are the real numbers" standpoint.

From my first marketing mailing I have 16 leads in Jacksonville.  I’m looking to share these with anyone who wants to help me evaluate the properties. You can do whatever you wish with the lead and the property.  I just want to learn and am willing to take a small bird dog fee on this so I get the education.  Must be local and willing to meet.  I am free this afternoon and early this evening.  (The only thing slower than snail mail is going back and forth with email.)   Anything a flipper, wholesaler or investor doesn’t want will get sent to an agent.  First come, first served.

This may have been great advice prior to the Meltdown of 2008.  After serving over 50,000 foreclosure documents as a process server before losing count I found that a good 50% were using foreclosure as just another financial strategy.  Emotional attachments and feelings of obligation were long out the window.
