One other thing.  If you are intent on purchasing (as opposed to all the other things you can also do) then keep your credit as clean as you can.  If you have any issues, get them taken care of now ASAP.  Make all your payments on time.  Pull your annual free reports and stay on top of it.  Anything that's there that shouldn't be come back and I can give you some pointers.

Alrighty, here goes!

Welcome to BP !!!  Nice to see others from Jax on here.

First, there are quite a few people on here from this fair city, you are the newest.

In order to get to know about real estate and real estate investing you can look on this website at the top under LEARN.  It is full of great info.  Put on your reading face and start with everything in the HOW TO GUIDES.

Once you through those then start downloading and listening to the Podcasts.

There is a local meetup that doesn't cost anything.  The next one is coming up in July.  Just use the SEARCH box on the upper right and look for Jacksonville meetup.

This website is not a Get Rich Quick,  Real Estate Guru, I Made A Million in A Year website.  This is down to earth, nitty gritty, get your hands dirty, this is how it's done real estate info. (With a few lessons in creative financing thrown in to spice things up.)

Listen and learn about how it is done and follow it.  It works,  I just started and began doing the basics of wholesaling (You will learn what that is.).  I haven't made anything yet, but I have been getting results. 

You are young.  Be patient and it will get you a very very long way.

Quick question about your demographic considering Miami.

Do you send your letters out in English only or do you send a letter that is both English and Spanish?

If it is both, how does that work out?

I know what you mean.  I've gotten that.  Seller: "You sent me the letter but you haven't seen the house?"  My new standard response is "I've driven by the property but I need to do a quick inspection before determining the best offer I can give you.  Is there a good time we can do this?"

Have you always put the offer amount in your letters?  It would be nice to know if you didn't then you did and if it affected your response rate.

So you could upload a PDF file on sendspace and they could get it?

I ask because some people are really picky about even giving out an email.  So, if I can shoot them the tinyurl (even via text) they could get the offer along with anything else needed like a contract.

Does anyone have any idea how to compose an offer letter and then send it out with a link to a URL?  Preferably the URL would be converted to a TinyURL that can fit into a small space (Tweet or Text).
