@olivia turner  I know of an attorney who will do a great job and charge about half of what others will.  I've used him on multiple probate cases.

Having lived in Tampa for 19 years and Jacksonville for 10 I would say you have to know what you want.  For more culture and diversity look to Tampa.  Tampa is a mix of both the southern half of Florida and the Northern half.  Jacksonville, on the other hand, is more Northern.  Much less diverse.  And has less cultural activities.  Just my two cents.

Three heirs inherited a property.  Two want to sell and the third does not.  The third heir currently lives in  the property.  Suggestions for purchasing the property?

Thanks!  This is more detailed:

  I work with a real estate investor who is interested in purchasing a property that has gone through foreclosure and has received a final judgment. That foreclosure began 04/07/2005 and the final judgment was entered 12/13/2012. The property was scheduled for auction on 03/20/2013. The final auction never occurred. After the FJ of 12/13/2012 everything stopped dead in its tracks. I contacted the Plaintiff's attorney of record who states they are no longer involved. I also contacted the court and they indicated that "The case was Closed out due to the F/J being entered on the case. It is up to the Plaintiff to supply the documents required and/or request for a new sale." All documents have been destroyed in this case with only those imaged remaining. The court does this after so many years. The property remains titled in the owner's name (the Defendant in the Foreclosure action). Is it possible for the owner to Quit Claim the property to the investor who would then file a Quiet Title action? What is your opinion of the success of the Quiet Title? Taxes are current and being paid by the servicer, Select Portfolio Servicing. Plaintiff is Bank of America.  Also, I am reaching out to my attorney.  But, that part about 5 years to exercise the judgment is also interesting.

@Paul Amegatcher  Hi Paul!  Ever have a situation like this?  I have a Zombie Mortgage on a piece of property that went through foreclosure all the way to final judgment in 2012. It was supposed to go to auction in 2013 but never did.

Thanks David!  I have a Zombie Mortgage on a piece of property that went through foreclosure all the way to final judgment in 2012.  It was supposed to go to auction in 2013 but never did.  So, per my attorney's suggestion, it was brought up to possibly try to buy the final judgment/note.  This is an old Bear Stearns securitication that then got taken over by LaSalle Bank and eventually Bank of America.  What a mess.

Has anyone had any luck in buying a note and/or final judgment from Bank of America?  If so, who did you contact?
