Can anyone tell me why a seller would be interested in owner financing and subject to?  Subject to seems odd because why would anyone want another person to take over their payments?  Why not just sell and be done with it?  Same with owner financing.  Why take payments over time when you can just sell and walk away with a check?

How would you even approach a potential seller to convince them either strategy was to their benefit?

@Garrett Masiulis     I'm confused.  It indicates you are from Jacksonville.  Are you actually looking for a person who lives in that neighborhood?  What zip is it?  There's a San Mateo in Putnam County, it that it?  Or are you talking up by the Bacardi plant?

I think the real take away from my post was that there are many nuances in each zip code.  That the only way to truly understand the city is to live it and experience it.  That even within a zip as small as 32204, which is part of Riverside, you can go from urban poverty to waterfront wealth. 

If I were an investor I wouldn't worry about the type of property a zip had.  Because, money can be made off of any type property.  I would focus more on crime and safety.  As long as crime is low I would think you could sell just about anything.  Even that rotting Mobile Home sitting on a lot has value but it's severally inhibited if surrounded by gang activity.

I had to shake my head when I read your post. "I would rate that more as a C. Especially the area around Collins Rd between Argyle and Oakleaf plantation which has parts of 32244 and 32222." You must live on the other side of the river. I live in Watermill and live in a house built in 2010 that looks as good as the day it was built. I also sit on the HOA board for Watermill and am pretty sure the 1100+ homes in the community are NOT considered C properties, all of which are in 32244.

As you can see, even if you live in the same city there is huge diversity in the housing stock even within one zip code.  And  when it comes to any one zip code there are differing opinions on what a property may be considered.  I've lived here for 10 years and still come across areas that surprise me both positively and negatively.  It's very, very difficult to understand a city without being there.  Previous to living here I lived in Tampa for 19 years.  Even though I have that much experience with that city every time I visit something has changed.  It's hard to keep up although I am only 150 miles up the road.  I'm not sure I could still confidently pick a property in Tampa and know that it has remained as I remember it.

As I was trying to point out to Joseph above, I live in a very new subdivision in 32244.  In fact, they were still building out the final lots only 2-3 years ago.  But, as Joseph also said, there are areas within this zip code that have rural lots with old mobile homes that I would consider a D property.  And, everything in between.  It's rough to get a grasp, especially in a city that is geographically this large.  You need time and experience.  You could pick up a house for $32K and think you got a great deal because homes a few blocks away are going for $250K.  But, you might be wrong because of economical, historical, or psychological barriers that you learn not from a map but from living here.  I'm sure this caveat is true of any city.

Jacksonville has no area termed Midtown.  The zips 32206, 32208, and 32209 would be considered rough and urban.  The zip 32211 is across the river and a bit of both with better areas near the Jacksonville University and things getting progressively rougher, with regard to crime, as you move east towards Arlington.  In 32206, as mentioned, there is a small area in and around Shands Hospital and due North of downtown that is considered Springfield where some gentrification has occurred.  Jacksonville, by land mass, is the largest city in the US.  It is comprised of over 35 zip codes.  Some like to reference the city by the North bank and the South bank.  This term refers to the St. Johns River splitting the city.  To me, that's a large misnomer.  I prefer referring to zip codes because each seems to be its own unique area with unique characteristics.  I just sent you a zip map on your buyer@webuy............. email.

@Olivia Turner  I know of an attorney who will do a great job and charge about half of what others will. I've used him on multiple probate cases.  (Sorry, I forgot the tag so you would get the message alert.)
