I had a property inspection appointment with a prospect who actually cancelled at the last minute.  No problem.  He said he would call back to reschedule.  Maybe that was fortunate.  I did a quick background and found he's been in jail for assault with a deadly weapon, child abuse with weapon, 2 counts of battery, he's a sexual predator, and violation of probation.  Property is just land with 2 MH's.  Thoughts on just sending him a contract with an offer and call it a day?

Do you inspect all properties prior to determining a price or do you just do a quick visual combined with your seller interview and use a formula?

I've been pulling probates for ages and there's one thing I can tell you. Pull current probate leads but also skip trace them. Without a skip trace you only have names on paper. Then again, do you know the cases you're pulling are the right type of probate litigation? Do you have the time to cross check all the information you get with the courthouse to confirm there is property attached? When you are pulling your information at the courthouse have you read through all the paper work to make sure you'll be reaching out to the right person? What is your time worth? That right there is one of the most important questions no matter what you are doing. Is your time better spent paying for a probate lead so you can spend time making the deal instead of researching?  In my opinion, the most motivated sellers are probate sellers. Plus, they have the most equity.

@Chris Hodge  Hi Chris!  Your questions seems a bit circular.  Do you want to learn, thoroughly and completely, how to do something in order to teach someone else how to do it and then pay them?

Our company has been doing probate research and providing leads for quite a while. To put it mildly, it's a lot of tedious work using multiple databases.  Then add in the fact that the only good lead needs skip traced.  The bottom line is, what is your time worth?  We have found that most people would rather just pay for the lead and move right into contacting the prospect rather than spend time running down to the courthouse, researching probate cases, only to find out the lead is worthless and the time was wasted.

Our company has been doing probate research for quite a while.  What we have found from the thousands of cases that we have pulled there is a combination of two things.  The first is, quite simply, being first.  We have found that most people respond to one of the first companies that reaches out to them.  Secondly, we have found it will take them some time to decide what to do with the property.  On average, four to six months.  That's why it is important to have current probate leads combined with a marketing plan that has continuous follow up.

Two words.  "Subject To".  Have them sign a contract that spells it all out and makes it "subject to" that person having the legal ability to sell the property.  I AM NOT AN ATTORNEY.  THIS IS NOT LEGAL ADVICE.  (Just a well worn opinion.)
