I am so proud.  After mailing thousands of direct mail pieces, today was the first irate phone call I received.  The exact quote was:

"I'm getting sick and tired of getting letters from you wanting to by my house. It's not for sale. Don't contact me again."

I feel like somehow I've joined an exclusive club.  LOL  At least I know the mailings are having an impact!

Thanks!  I've looked there.  I have about 2500 postcards to send out.  I have my own mailing permit.

Click2Mail has very high printing costs.

Does anyone have a reasonably priced company that will print postcards with addresses that you provide and then ship them back to you?  Mailing services are not needed.

Totally agree with both gentlemen.  Chalk this up to learning about how the foreclosure process works at the courthouse.  Sounds like there also may be a bit of emotion involved.  (Wanting payment for aggravation, time, etc.)  Let it go.

I like the equity position idea.  I'll research that a bit further in order to explain it to others.  Would the easiest explanation be to simply partner with someone else on a flip?

I get asked this a lot so I thought I'd throw it out there?  What do you all think?  (The question, more precisely I think, is -  What would you do with $20K in regard to real estate that would generate the best return or cash flow?)

Print out a USPS form 3615 and apply for your Bulk Mail Permit.

Do the online webinar they will set you up with.  It's so you learn how to use the IMSB program.  That stands for Intelligent Mail Small Business.  (Google it and read the free online guide.) You will learn the various ways you can save up to half the price of your postage without the product looking like junk mail.  And when it comes to ink look for any printer where YOU can refill the ink.  I do 500 and it's a breeze.  In fact I'm ramping up to do 1000 and believe me, I'm not paying $500 in postage for it.  When I took my pieces to drop off at the post office the supervisor told me I had to print my envelopes and handwriting was not permitted.  I told them to look closer.  So, if that and the precanceled stamps used are good enough to have a post office official take a second look I think I'm doing pretty good.  And time, nothing to it.  Only, and only, if I were doing over 3000 would I even think of considering an outside vendor.  You can PM me for more info including the phone number for the Boston BMEU.  It won't let me post it here.
