Aside from want to be a GC on a rehhab/flip, have you considered a JV where, you and an investor partner. Investor provides cash you labor and proceeds of the sale are split accordingly?

The only thing you can do is be upfront with the owner. As previously stated, hard money and private money or a JV maybe your only option(s), if the seller is adamant about "all cash".

we currently have 2 duplexes, however, selling one to do flips and obtain rentals in Atlanta. @charlieclaxton

I would also too wish to partner on a flip with somone who has the time, dedication, professionalism and desire to make $ in Atlanta.
