@Robert Leach Great contribution. I've experienced getting around that 50% upfront on a new non-referal relationship very difficult; can you give your perspective on that?

@Nathan Waters is it in writing, in the lease or otherwise, that she is responsible for the water bill/utilities; as she is to put them in her name?

Have any pictures? What the particulars, sqft, beds, ba's? Asking price?

@Charlie Claxton how do you all acquire your properties? How do you all decide what "industry types" you would like to market to; i.e. traveling professionals, medical, education, etc...?

Where have I been, so we are using 90% leverage again? Just looked in my email and realized that my lenders have been emailing me with 10% down loans with 90% leverage on acquisition and 70%L2C (loan to cost) on rehab costs. 
I've been so busy with my rentals, I hadn't even noticed. Hows that 90% leverage been for everyone

Hot potato anyone?

@Conrad Feh Welcome. As stated this is the place, consume as much as you can, ask questions and participate as much as you can. You put in as much as you get out. I too am looking to build relationships with atlanta investors, rehabber, flipper, and contractors.

Hello @Omar Gray welcome to the wonderful word of BP where all of your dreams and wished will come true.

Not really, but, if you are active, have fervor and tenacity, and are an energetic go getter, then you will learn enough to write off the "guru" experience with a smirk and lesson learned.

You have a lot of us here who care very much about our reputations and equally as much about our specific businesses.

Don't fret too much over $ "lossed"; if we always thought about that, it would be depressing to actually consider that most of us spend millions upon millions of dollars frivolously throughout our life times. Take solace in the fact that you invested in yourself and you did it again, registering for BP. Good luck and keep us posted.

where would one learn these specific lending scenarios, book, BP, etc...?
