Some people offer lower rents. I don't do that because that means my rent would also be lower in the summer months. What I do is offer a move-in special so it's easier for people to move in.

Example: Let's say my rent would normally be $1,000 a month and I was considering dropping it by $50/month. This is a net loss of $600 for the year. Instead, I offer a "move in special" of $500 off first month's rent. It's attractive to people who are moving and it saves me $100 in the first year off lowering the rent (which might set expectations to have lower rent after the first year).

@Chyniece Cox Check out the AASEW meetings held once a month in Wauwatosa. You can network with other landlords and property managers there. The AASEW is primarily focused on legislation, education, and networking for its members.

@Matthew Lawrence also be sure to check out the AASEW -- Apartment Association of Southeastern WI. (Not just for apartment building owners, but anyone who is a landlord, property manager, or business partner to those groups.)

Generally, tenants always pay their own gas/electric. For my properties, tenants pay the water bill as well. I get the water bills and then charge the tenants. I want to make sure I see the bills and monitor what's happening.

Please consider hiring an eviction attorney to do this eviction. You want to make sure things are done correctly, otherwise it can come back to bite you later.

There are classes such as the Landlord Bootcamp happening at the end of April that can train you on the what notices are out there, how to serve them, and what happens afterwards.

Those of us "in the know" in Milwaukee see that Desmond was pitching an agenda. He's a good writer, but biased to his agenda. He made it seem like the character "Sherrena" got rich off these properties. In reality, not one of the properties she owned when he wrote the book is still owed by her. They all went to foreclosure. The premise "the hood is good" is flawed.

I'm not sure if I can post a YouTube link on this site, but here is a tour of Sherrena's properties by a local Milwaukee landlord in 2018. This landlord does know the true identity of the "Sherrena" character.
