Since moving down here I've been going to the local REIA meetings but it seems to be people who are just starting out looking to learn not someone who's willing to offer guidance. The one guy who hosted the meeting was the only one with experience and had been doing it for a while. I reached out to him a few times but got no response.

I'm looking for private money lenders to start a fix & flips. I'm in Tampa, Florida which is currently a hot market with tons of opportunity for fix & flips. I want to know how to attract private money lenders to help me complete these deals. Any tips would be greatly appreciated.

I know there is one property that's about 40k under. It does have about a $200 cash flow each month but I'm not sure how I would be able to help the seller. She has six properties that are under that she needs to sell. Not sure how I would be able to wholesale the properties.

Hey BP,
I just recently moved to Tampa, Florida from the Midwest. I've done a deal or two in Kansas but I still consider myself new to investing as I haven't quite mastered every aspect to consider myself an successful investor. As I'm learning the Florida market I can see things are a little different than the Midwest. I'm looking for someone to be my mentor and show me the ropes to help me reach my goal of financial freedom within the next couple years. I'm willing to split all deals 50/50 or even 60/40 as I have a full time job and I'm more interested in obtaining knowledge to support myself for a lifetime.

@Laurie Johnson owner financing is always an option but I still want to have financing in place for other exit strategies. I've been going to the REIA meetings but everyone I've met so far have private funding.
