Sounds workable....what are land values in the area. What's the overall market in the area? How long does property sit? Which direction is the city growing? Is there new construction going on in the area, and what type? How comfortable are you with owning it if it doesn't sell. Can you qualify for the financing in case you have to bring the property to a positive cash flow? These are some of the questions I would ask.

Everything is negoitable. Try to get as much as you can for as little as possible. If you have a possible buyer lined up, you may want to consider an offer on the property with the buyer being yourself and or consignee with closing date and terms acceptable to your prospective purchaser. Make sure you have back door clauses in you contract that limits your loss and allows you to escape in case it does'nt sell.

As far as a straight out option, how long has the property been sitting? How well do you know the seller's? What does the seller want?

A seller will generally offer more flexible terms on options as long as they can void the option or demand that you excersise the option within a short time frame in the event a real buyer materializes.

I think television is trying to join with one of the strongest markets which is real estate. Personally I'm leaning toward doing some type of television promo. It's the wave of the future. I recently read of a company that's doing 24 hour advertising of listings and real estate subject matter.

Just remembered another idea. I was in line at the city housing department turning in a landlord package when I notice this ambitious landlord. He was passing out flyers of his property to individuals who were there meeting with counselors/applying for housing benefits. I though wow....I like the idea of going after tenants rather than waiting for them to come to you.

Anyway, pass out flyers at Section 8 or the local housing authority.

Happy belated birthday.....

When I was 25 it was before Reaganomics, I was able to income average that year on my taxes. My wife and I were making good money at the time but, had made very little money the prior 3 years. The income tax structure prior to Ronald Reagan allowed averaging profit and loss over a period of about 4 years. We did pretty good and went to Vegas for my birthday.

I think the first refers to Prop 36, the clean-up/seizure of a drug lab http://www.capcentral.org/high_court/arc_2005_cal.aspx
The second one looks like public storage facilities and the third involves settling an estate.

I would check into the third and probably avoid the first....it will be tied up in legal proceedings for a while. Also you run the risk of past clients still frequenting the property whether satisfied or dis-satisfied.

p.s. this is only my opinion...you will still need to do some research.

I believe that seller's are more receptive to a sincere attempt at solving their dilema. Explain that your first concern is saving them from forclosure.
