I started this path to utopia 10 years ago. Seven years into the journey (slow learner), I started investing and building my own real estate portfolio. I estimate it'll take about 10 years from that date at the rate I'm going. :superman: Which way is Vegas?

I would tend to believe someone licensed to do both RE and Mtgs could do well in Ca. Especially So. Ca. People wil always need a place to stay.

For the mtg r.e. business one must possess three main ingredients to complete 1 sale transaction.

1. Qualified buyer
2. A House
3. Money

They are all fairly easy to find.

I agree with all the posts....I've tried different business models small and medium only to discover, I'm not trying to get to the end of life's race with the most money. Maybe alot, but not the most. :mrgreen:

I find that a smaller structure generating leads mainly online is most gratifying and works best for my introverted personality. .

There's numerous factors involved in the Houston economy. Houston's overall real estate market is strong. The influx of evacuees has had a strong effect on the rental and the crime market. Many landlords, like myself, that jumped on the Help The Victims Campaign, are displeased with Fema feeding rent checks thru a straw.

The Mayor's office has growing scandal about the mis-appropriation of funds, making it even harder to obtain credible information pertaining to the Fema Program.

Crime in the Southwest has increased dramatically. I'm talking about bodies being chopped up and people being shot in drive-thru lines at Mc'Donalds. I think this will only be a short-term negative affect as some residents of southwest Houston head to the hills.

That said, Houston still has a very efficient Real Estate Market operating on a approximate 15% ratio. The proposed Metro Rail Expansion Plan and migration towards the inner-loop has spurred some major investment. New Highrises, Fourplexes and Townhomes are going up every. Historic areas like Memorial, Tanglewilde, River Oaks, Heights ect...are still strong.

In the North.....the proposed expansion of Inter-Continental Airport has caused stagnant growth in as many as 6 to 10 different communties as homeowners wait in limbo wondering whether or not they will have to drink the imminent domain Kool-Aid.

I actually live north of Houston in Conroe. Now you know the rest of the Story.

I believe the worst mortgage horror story was.....actually the Selling Agent's resposibility. I was representing a buyer who needed 10% Sub-ordinate financing from the seller.

The sellers spoke spanish only, and were not really aware of what they had signed. The seller's agent had never given the seller a thorough prior explanation of what the seller second entailed.

We were able to save the deal, but the sellers was hot.

Sounds like you are on the right track. Inch by inch it's a cinch. It's only hard by the yard!

Welcome the the group.

How's business in Southern Cali? I was fortunate enough to spend some time in Cali..... years ago. Stationed at FT. ORD, LOved it! Monterey, Pacific Grove, 17mi Dr. Carmel. Played in the Band locally, and around the Bay Area. Oh those were the days. :roll:
