I read the article.

Near the end of it is a hypertext link to WMC. If you cut and paste it into your browser then, erase the comma on the end, it should work .....taking you to their site.

From briefly reading the article, looks like they have funds available for individuals in the U.S. who are purchasing property located in Mexico.
As a matter of fact to quote from her signature box, "WMC-approved brokers can offer mortgage financing for American borrowers looking to purchase property in Mexico." signed yaddy yaddy ya.

Let me know if you need further help, it should be easy for me to obtain broker approval with the above mentioned wholesale lender or some like entity, and facilitate your transaction.

Here's a topic I hope we can all learn from. If you are a Realtor: I want to know what tics you off about clients.

If you are a Prospective Purchaser: I want to know what Tics you off about Realtors.

Hopefully we can learn from each other how to better our processes.

Myself, being rather introverted, developed a "Customer Profile Chart", when I first starting the real estate/mortgage business. So that I would have some point of reference as to the type of individuals/clients, I would be able to work with. On this chart I would grade, (from 1 to 10), a prospective buyer's responses to questions pertaining to the prosposed transaction. The questions where always simple questions like, "Where's the MOney", "How long have you been looking", "Where did you say the money was again". ect..

Anyway the reason I needed such a tool was because It helped me to identfy possible personality types that I would have a hard time working with. This helps me maintain a Tic Free, Stress Free Enviroment.

:lol: I'm not a developer but I would suggest trying to get as much cash out of the endeavor as fast as possible. I would only build half of one structure and then sell it before it's complete or at the very least, have it bound to a strong sales contract. I would then start selling the lots pertaining to future home build-outs,.....off of the 1/2 completed structure and a desk full of future plans :D

I would also line up with some good interim to perm financing programs.

These loan types are for your prospective buyers. This will enable you to pull out cash based on some type of a percentage of construction completion. Individuals/borrowers with higher credit scores can qualify for these types of loan programs.

For all other transactions just make sure you are dealing with prospects and not suspects. Use the taxi cab technique and try to keep them ahead of the meter.
