Hi Lisa!
Welcome to the forum. I luv the Horatio Alger Stories of success! I agree with the play in your own backyard philosophy. When I was younger.....much younger, my grandmother used to take me fishing. She always scolded me for trying to throw my line out as far as I could. She would say, "Always fish on your own side of the river." It always stuck with me and I later intergrated it into my business philosophy. It works!

Greetings! How's that NY Real Estate? Are you doing flips, or are you holding on to the properties for appreciation?

Welcome to the forum Bruce. It is indeed a small world. A good friend once said,"it's a cinche' by the inch". "It's only hard by the yard".

Hey Ryan,
How the music biz. I play music myself....thinking about joining CD Baby and marketing my next project online. They (CD Baby), are the cheapest way that I have found to obtain a UPC code for your product. Anyway you might want to consider......If you are paying rent, you are simply paying some one else's mortgage. You can get a house and pay your own mortgage.

I remember years ago when my wife and I where living in a dump that should have been condemned. The rent was $175.00 a month and I was 3-4 months behind. Each month when the landlord came by I had a new check in the mail story. Anyway, I was out jogging, praying and crying one morning when I received a revelation. I heard a voice that said, "If you can't afford the dump you are living in, then why don't you move into something nice that you can't afford." Hence the career change into the real estate industry.

Good Luck!

Greetings Aaron,

Real Estate investing is a hoot! I agree each deal is different. You tend to learn new does and don'ts each deal. When I first started I made a profile of what type of transactions and what type of clients I enjoy working. I then developed a niche'. The business keeps you on edge. But I finde it to be the most lucrative and personally rewarding job I've ever had. Keep a bottle of B-Complex. It helps during the stressful times...(:

best of luck to you!

thanx....It's the basic stuff but it still helps reading it. Sometimes we seem to get away from the basics.

From an ex-almost-entertainer. What a rush being in front of all those people receiving all those accolades. I used to play music back in the day. Recorded a couple of albums....they never really took off, but boy was it fun. I still play and sit in every now and then...it's something that you just can't get out of your system. But sometimes it's like being a preacher, people rarely pay for you to tell them the truth. I highly suggest the field of real estate. Most sales positions take a certain amount of acting ability. The pays well. And you can finance your acting ventures.

Sam....my last name is Green as well originally from Rockford. Anyway, Furl is free software which enables you to compile and save internet pages as personal records. You can also elect to allow others to do research from your personal archive. It's pretty neat software and one of the most powerful internet search tools around, located at

You can get great software that will walk you thru most processes. I suggest calyx or genesis. As far as INTERNET LEADS, I would check out the link in my signature. They are established, been around for years. They start you out with FREE leads. Then you can deposit as little as $25 into an account to continue receiving FREE leads. The FREE leads are great quality lead sent out to several brokers in the area. The exclusive leads are cheap and priced based on the age of the lead.

Good Luck!
