if this is for renting and finding a tenant I'd suggest postlets. It puts the house ok zillow, trivia and other sites. Last time we rented a property Craigslist wasn't doing great and as soon as I put it on postlets my inbox was blowing up.

Good topic Nick, I struggle with the fee model. Most get paid when there is turnover and they find new tenants. That leaves no incentive to keep tenants in my units. 

On a recent bigger pockets podcast the guest talked about paying her property manager a percentage of gross rent with bonuses for low turnover. No additional fee for finding a tenant. That would be something I'd be more interested in because the property managers goals wild be aligned with mine.

Post: Cash buying then refinance

I've purchased with cash but not necessary to get a discount. Just to get the deal. In a competitive market a cash offer looks better than an offer with conventional financing as they know you can close and close fast. When you find a motivated seller and you can close fast that can help you stand out against any other offers they might have. 

Currently I'm 1 of 3 offers on foreclosure. My offer is at asking price and I'm hoping it stands out because it's cash.

Danny, I was searching for forum for thoughts on land developing and saw this. Did you move forward with developing?

I'm in a market with very low inventory and lots of demand so starting to explore the idea of buying land and building rentals from the ground up. Is this what you were thinking of doing?

Hi James, welcome to BiggerPockets. There's an endless amount of information on the site to help you get started. I'd recommend taking a read through the beginner's guide to real estate investing and Brandon Turner's book called no money down. These should be a great start on your journey. Education is key.

A lot of people also talk about finding your why. Why do you want to do real estate investing. That will help drive what area of real estate investing makes sense for you. For me, it's my kids. I'd like to be able to pay for their college with cash flow so I'm in it for the long haul, the kids are all under 3 right now. Based on that I choose buy and hold and am currently working to build my portfolio.
