Susan, what is your take on lenders asking for a Personal Guarantee? I have found some lenders make it a requirement, either way, doesn't that (giving a lender your PG) take away from the "so called" Corporate Veil for legal purposes and the separation of entities (personal and business)? Thanks

I have had the same experience, we have a few HUD properties and remedied the problem with fresh paint. One particular house had LP paint on the doors and door trim; I just installed new doors and trim.

TIME, still working a full time job and so is the wife. Looking for and doing deals, rehabbing, landlording.... all in the evenings and weekends. Thank God I have six week vacation and every other Monday off.
Build now so I can live like you guys soon!!!!! :lol:

I am working on a Quad deal also, and have looked at a few National as well as Local lenders. I have got 6.5 up to 9%, on a 80-90% LTV as well. :shock:
Alot of variables on deals, personal and/or business depending on how you plan to buy properties.
However, I agree, 9 & 10% on a first is and should be considered a form of robbery ! :lol:

Well.....
I have a older married couple that mows grass at some of our smaller SFHs. Only charge $15 per house!!?!?!?!? We treat these people well with tips and extras like gift cards.
I have another gentleman that powerwashes driveways, decks, siding etc. A full blown "the works" deal is $250. He pro-rates for smaller jobs, but I havent used him for smaller jobs.
I usually "swap" services for actual landscaping of a property, since I am an electrician. It works well, also swapped with roofing and plumbing.
Every little bit helps!
However, I am in a town of 20,000 folks, so not alot of competition.
