Matt why would you want to sell something if it is CASH FLOWING. Maybe it isn't just asking. See my philosophy is BUY today and RELAX tomorrow. If more people were willing to buy and hold instead of trying to FLIP then we would not be in some of this predicament.

Many of the foreclosures in todays market are not just homeowners. Many are from our colleagues. Investors or wanted to be investors who thought that buying and flipping would get them the fame and fortune.

By the way what happened to all those FLIP THIS AND THAT HOUSE PROGRAMS? Did they fall apart like the market.

Getting rich quick means GOING BROKE quicker. Buy and hold is the way to WEALTH in real estate.

Now is the time to buy and hold not FLIP. The market is only going to get better, but buy now while you can and buy more later when you can.

I have to hone in on this one because Ben been reading this and you are ABSOLUTELY WRONG. You bought a house like to many others do in what you considered to be away from the MONKEYS as you call them. You put your faith in Developers and others when you are in control of your own destiny.

If you can afford to pay the note pay and stay. Help the Monkeys as you call them to the right and left on how to be GOOD stewarts. See that is what is wrong with America you see something wrong and instead of trying to assist to fix the problem you want to blame others and then walk away. You do not know the situation of the people next door so why not go and offer a helping hand or when you are cutting your grass if you cut it. Living in a PRESTIGIOUS area where most probably pay a landscapping company.

You are focusing your anger on the wrong people. You should not even be angry. Thank God that you even have a job and can afford to pay your mortgage. What about all the good ethical people who were in a home and now they are out on the street.

What happens when you walk away and go to that GATED APT community and you find more MONKEYS there. What are you gonna do WALK AWAY AGAIN because the MONKEYS are taking over the ASSYLUM.

True ethical people do what they are suppose to do and not worry about what is going on around them. I have forclosure in my neighborhood as so many do in America.

Ever heard the old addage TWO WRONGS DON'T IT RIGHT. You do what you feel to do or you can do what is right. There is a big difference there.

How far does your farm area go? Are you staying in places where homes are not going to CASH FLOW? Just a few questions (THE DEALMAKER) thought he would ask.

I will give you three of my SECRETS:

1. CODE ENFORCEMENT
2. POST CARDS
3. VACANT AND ABANDONED HOMES

There are many, but STOP WASTING your time with CLASSIFIED ads and put your money into the post cards.

Also, you probably need to expand your FARM AREA.

I USALLY CHARGE FOR THIS INFO, but since you are in VA I will give it to you for FREE.

You do and if you ever tried that with me you would definitely know why there are seasoned investors or non seasoned investors. See this is why everyone is leary of doing business with each other because of things like this happening. It has never happened to me because I treat my clients and ea property as a business.

If it is a deal why would you not want to pay the individual who bought the deal to your door step. Obviously you could not find it yourself or you would have already had it.

I would recommend Williams Auction. I have picked up 5 properties in the last 6mths and Title is Free and Clear. There is no inflation of price it is the highest bidder.

Many bids start at 1K and the nicer homes start at 25K or 50k or 100k. If you are the highest bidder you are contacted. They then take it to the seller if the seller approves it then they close you out. They charge a premium of $1,500 or $2,500 or 5% whichever is higher. But you know that from the start. They also have pictures of the homes interior and exterior.

Don't know what market you are looking in, but I would recommend them over any other website. Very reliable and resourceful.

Since you are FAIRLY NEW, I will say that it does not matter that the property is in another state. What matters is IF IT IS A DEAL OR NOT.

I would network with individuals from Rochester area and you can find them here or put it on one of the internet pages.

The price was REDUCED so fast and to much. Which is good if it was for the right reasons. Is this gentleman OLDER. Definitely seems like he is MOTIVATED, but you must determine what is his motivating factor.

I would get a licensed HOME INSPECTOR and have a FULL home inspection which should cost about $350 and that will let you know if the structure is good or if there is anything else wrong with the building.

After this you should be able to wholesale the deal or rent it out. A deal like this if it turns out to be what it is which would be a GOOD SOLID investment I would keep it and rent it out and then sell it to an investor.

What you have to consider is that once you get tenants in the units send them a pizza coupon or something and let them know that if anything goes wrong to notify you and keep you informed of what is happening. Treat the tenant like you would want to be treated.

The reason I am saying this is that I have units in another state and I have not had the same problems that others experience, but then again I run a business and this thing is GLOBAL.

Sounds a deal that is worth investing the money to investigate further and then if it pans out wholesale the deal or do some owner financing with someone.

Many ways to structure a DEAL from a MOTIVATED SELLER.
