Post: How do you overcome this obstacle when wholesaling a property?

Wholesaling is not for everybody. You have to find your niche and go with it. I have been wholesaling for a while and doing VERY WELL. But, I have a portfolio of buy and holds. Many so called wholesalers who I see getting into the game now are not TRULY wholesalers and this is why they are finding it hard to do it.

They read a few blogs and post and they think AH I can do that. Well if it was easy everyone would be doing it. Butl, from here since I have joined everyone or just about a high percentage of people are now wholesalers.

It is like when it was COOL to buy and flip you could not find wholesalers and now you can not really BUY and FLIP so a lot of those people have FOLDED and now here comes the NEW WAVE of WHOLESALERS.

I can you sell me something when you do not even know how to estimate the cost of repairs. It actually is funny to me and I read alot of comments on here and I say here we go again.

Many needing FAST CASH so that they can satisfy those BILLS and DEBTS. Not wanting to be a landlord because it is not cool. Well look deep into your heart and soul because landlording and buying and holding is where it is at.

Kaen and others no matter how passionate you are about what is going on you can only control what you can control. Do a GREAT JOB at that and influence the ones in your circle we will all have it better. No matter what the situation it is what it is.

I stayed out of this debate because opinions, facts and rederic all come out when you discuss politics and religion.

Lets focus on buying some of these toxic assets that are out here in abudance. I am focused on what I can do to make my life and others around me better. No matter your political views if you don't do something about what you can control in your life you will be like millions of others trying to find there way and constantly complaining along the way.

Man will constantly err and we must realize that. We ourselves can not fix the problem, but we can have a MAJOR impact on it by doing the things that we can do. The private sector will correct this mess and only then will things get better.

Enjoyed, but to me it did not solve anything because we you leave the thread the problem is still right there. We can agree to disagree, but we do not have to be disagreeable.

No, you create a account just for the sake of the apartments. They are given deposit slips and they go and deposit the cash into the acct that you created. They never have access to your personal acct info. Also, many of my tenants love this it saves them time and effort. You are sending someone else to collect and then mail to many things could go wrong with that situation.

Been doing this for a while and I have some colleagues that are doing the same thing and we have no problems with the method.

What are the numbers on the property? What is the condition of the property? What are the rents? Taxes and insurance other fees?

If it Cash flows enough or any at all I would hire a management company. If your schedule allows you the flexibility then you should start off trying it for yourself.

I would never let the tenants know that I am the owner. I am working on behalf of the owner as a manager.

Also, I get my tenants to deposit the rent in my account right at the bank and I can see it on line.

I go by my properties once or twice a month just for GP because I am in the area. Many times I do not stop I just drive by to see what is going on and what is happening. Keep the neighbors involved by giving them your card and letting them know that if they see anything out of order to give you a call.

I would really love to see the numbers on this place because you might be wasting your time if it does not CASH FLOW.

You are right Mark the dynamics has changed STRASTICALLY. Buy and hold is the only way to go and if you flip ever now and then so be it. I will wholesale a property, but if I purchase a property then it will be for me and my portfolio not for the sake of putting it back on the market for 10k or 20k or 30k.

That is why you see so many trying to wholesale now because they want the quick money, but at the end of the day they have to continue to do that to survive. With the residual income I receive from my buy and holds I can live like others desire.

BUY AND HOLD IS THE CORRECT TO CREATE WEALTH IN REAL ESTATE.

Move on to the next deal there are plenty of them out there. Time and Circumstances will lead you to the next one. Motivated Sellers is what you have to focus on.

By the way my formula is no real formula as Will has stated just what I want to make and I would have probably offered $50k and been denied, but check back with them in about 60 days and if it is still there go in and offer $45k and let them come back at $50k and see how much difference a few months can make.

Where are you lookig to invest in these properties Richard. You will find that many from Cali go out of state because there is no CASH FLOW there. Shoot me a pm and we can talk.
