 Totally agreed @Taylor Dasch. Our expectations are low. We know that we most likely will not get any responses, but let's see what happens! 


 I was just thinking, as a realtor, I will sometimes just drive through neighborhoods that I like and sometimes, I will see a Pods container or a moving truck, or people working - If I see that, I will normally go knock on the door and introduce myself to see if they are making a move or not. I would say that is the biggest switch between D4D for investment properties vs a primary residence.

Definitely a good idea to drive for dollars but if you are looking for a primary residence, it is likely that the sellers you are reaching out to will lack motivation. You could definitely get on their radar and have them reach out if they ever decide to sell. 

As for your question, you can get their info from propstream or whitepages. Just look up the owners in your county records.  The writing a letter is a great idea also.

I wouldnt hold anything thats cash flow negative but its possible that it will cash flow really well if you can hold onto it until the interest rates go down. If it were me, I would sell it and reinvest into something that cash flows.

Yes, you will have to give them a form. I always ask that the seller give them the notice to vacate. They likely already have rapport with them and it is much less awkward.

The other thing that you can do is find a HML who will allow the seller to cover the down payment then seller finance the downpayment.

If you dont have anything liquid, its definitely a lot harder. Everyone says that you can do it with 0 % down but you really have to have your network down in order to be able to do that. The best way to do it if you dont have a network, is to find the deal, then post what you have to a group on facebook or seek out PML, etc. One group I am in has some lenders that do gap funding, I believe it is a subto group on FB. However, please be careful if you go this route! Especially if you make a post on FB. There are a lot of scammers there and I wouldnt give anyone any money at all without having vetted them thoroughly first.

Yeah they are probably right, I like working with investors better because its more business based. Id say its very similar to working with non investor clients aside from a little extra work and baseline knowledge of investing / rehabs.

Hey, I primarily work with investors on SFH / small multifamily homes. Im not sure exactly what to do but here is what I do: First I know my market really well which I think is the biggest factor in helping investors. Then I'll go video as many properties as they are interested in, send them comps for rental rates, ARV, and estimates for rehab. If they are new, I am happy to walk them through the process step by step. I also give them my recommendations on where the rental demand / rent rates are higher as well as where they can get the best bang for their buck.

After/during the transaction, I give them my contacts that they may need such as a cleaner, contractor, property management, etc. 

All this as well as keeping an eye out for off market properties and sending them over to the client even though we really wont get paid until they decide to sell it if you are still their realtor by then lol. 

Pretty much any way I can add value I will do it even if its a 50k house that will require that I put in hours and hours of work because investor clients are typically return customers.

I wouldnt do a quitclaim deed but Im not an expert on the topic - I believe its best to go with an attorney or a title company. Check the county records to see if the names match and you can also skiptrace the owner and call them to confirm they are selling the property - I wouldnt do that if your buying from a wholesaler though since it may look like you are trying to go behind their back.

Hey guys, I am a real estate agent / investor here in Temple, TX. We have a profitable niche here with Midterm rentals. Baylor Scott and White is a huge hospital here and has many nurses / students rotating through. 

 The numbers are a little harder to analyze as there isnt any data aside from active data on furnished finder. But at this point I have done it and I have had multiple clients do this strategy with success. If you are looking to get into Midterm rentals give me a call or shoot me a message on here!
