Definitely would be ideal for where I am at right now, the hard part is actually finding a private money lender! I have a close friend who does them for me but she can only do one at a time. The ones in the Facebook groups seem to be scammers.  I think a post on unique ways to obtain PML would be beneficial!

Aha it seems like every time I sell one of mine its the time. Which is a lesson learned for me because I need to plan things out and recognize issues faster. Logically, I would care more about getting the best price but not overpricing to where the home sits on the market.

I personally wouldnt work with a discount broker on the list side as there is a decent amount of money that goes into presenting a good listing. I consider myself a discount broker, listing at 1.75% on my side but my listings still have professional photos, videos,open houses, and marketing. The marketing isnt that important in my opinion but the professional photo/ video is a huge game changer and I dont believe that someone is going to make much profit at .5% on the listing side. Also, in TX at least, only licensed agents are allowed to show properties and some of them even have locks specific to realtors. Unless you are talking about selling your own listings that way. I am not sure of the rules on that. But what you stated seems like it could be a good idea. Best of Luck!

For me, it would be how do they source deal flow - cold calling, google ads, fb ads, etc.

Some flippers use the same finishes on each project, however, the best way (in my opinion) is to flip with the comps.  This way you dont overdo it or under do it for any given project. Just copy or use similar finishes to what has sold in the area. There are some exceptions in each market where the neighborhood is really nice and there are a huge variety of finishes / price points but I still would want to be with the comps of whatever price point I am shooting for.

My socials are terrible, so I am not the best one to take advice from on here but wanted to talk about how it has helped me. I have posted my closings, my personal life ( piano, dogs, etc), and reviews that I have. I think it all depends on what you are looking to do with the social media / how you want it to help you. Do you want other people to reach out with deals or do you want to educate other people on how to be an investor? For me, I had no goals but found that two of the deals that I did, the seller looked me up on FB and said that they felt good about me pretty much because they got to know me through videos / posts that I made and I suppose that it built trust with them.

Aha yeah I dont really trust flippers to do the repairs correctly - Even with my own flip I was tempted to cheap out on it but you always pay for it in the end! I believe that if you are well versed on a specific market, or have someone who is knowledgeable in that market, you can do a successful BRRRR in another market as the local will likely have everything you need to get set up!

Also side note, I wouldnt say I am an experienced investor - I have only done 6 personal deals so far -  but definitely knowledgeable in my market!

I dont have any experience in this market but have looked into it a little bit, I know that you can get the houses pretty cheap there but my concern was with the long term appreciation - I dont believe it is a highly desirable place to live and so there wont be much appreciation -however that is just my opinion and I really didnt look into it much,  I think it would be a cool place to live as I go to Monterrey all the time, but its hard to say.
