Memphis, TN is where I invest in long term single familky rentals. The BRRRR strategy is my preferred way to buy and I have wroked that strategy many times. Im able to find great cash flow here and over the last 5 years we have seen appreciaiotn play as well.

Memphis, TN has some lower entry points for long term rentals. You can leverage that 100k and get sveral proeprties here that re not in "war zones".

I have used the BRRRR strategy over 50 times my self in Memphis, TN. Im happy to share my expierences, contacts, locations, etc. The key is to have a trusted GC and property source. Being all-in at 70-80% of ARV vs 100% or even 105% of the ARV is way cooler! :)

 Ok so 125k all in rent 1200? WOW I really am spoiled. I get 2% rule. All in 75k rent 1700, all in 90k, rent 2k,
