This is going to be "City Specifc" in my opinion. In Memphis, TN, we have solid communites to invest in around our airport. Other cities, not so much!

Hi Dean, how much did you really leave up to your property managers after purchasing a home when looking to scale? Because as we know not every property will be turn key. Did they handle everything after purchase? Meaning walking the home, seeing what needs to be done to get rent ready and completely managing it from start to finish?
Each Prop mgr will be different but yes, mine would handle all of those things that you would need. I'm personally more hands on but the service is there for you to take full advantage of

This is a great question and one I get from our client base often here in Memphis, TN. If you plan to scale, I would get one right away on your first property. Make it part of your business model and focus on scaling vs managing. I personally own a large portfolio here in Memphis and I hired a property manager for the very first proeprty and I still use them today.

Memphis, TN has great cash flow properties and Tennessee is a Landlord friendly state. Lots of options work here and I have focused on the BRRRR strategy.

I would ask only 1 question....."Do you own rental property in the areas Im going to buy in"?
Your agent will be able to refer you to the best of the best becuase why would they use anyting less? Agents are in the market, they are looking for the same GC's and vendor partners you are.
I own a large portfolio of SF rentals in Memphis, TN. I also only sell investment deals in Memphis, TN and the best invesotors ask me where I buy and how I by them and who helps me along the way!
