The house is in very good shape, move in ready. the owner did a lot of repairs.

It could be rented as is for $650 - $750/mo

The houses on the same street sold recently for $85 - 110

The updates to kitchen, bath, carpets gives the potential ARV

What's the best method to determine ARV?

I look at zillow, eppraisal, comparable recently sold homes, calc sq ft prices.

What else should I be doing?

OMG ! I made a very big mistake !

I found this great property, did the comps, everything looks great.
The property owner told me they had an appraisal of $93, and said they would send it to me.
I followed up with them and they said the appraisal was $55 and the tax assessment was $93k
The comps show ARV $110

I was so excited that I sent the info to my small list of investors and 3 of them was ready to grab it.
Now I just had to send them and update about the BIG MISTAKE I made.

This is very embarrassing - what advice do you give me the newbie on this stupid error?

I still need buyers !


So if I am not getting buyers to purchase after they respond to my ads what do I need to do?
I am running comps, getting zillow & eppraisal estimates, showing 70% below market, est repairs of 10k - 20k, taking 5K wholesale, and the rehab would still show 30% ROI for resell, or solid rental income.

What am I doing wrong? Why can't I sell the properties?

I now have two properties under contract and trying to find buyers.

Can you tell me if I understand the process correctly - The amount I put on the assignment contract is the wholesale fee only - Correct?

I have the properties listed on craigslist and getting a few responses but no one is moving past that.  

What advice can you give me to get my contracts sold (assign to buyer)

I got my first wholesale contract yesterday !  Wow - I am excited

Now I need to find a real estate buyer !

It's a duplex with a DMV of 73k (one side owner started to remodel and it's down to the studs, the other side he is living in but needs a lot of work) Trying to find buyer for 18k in SW Pa

I found a great Hud home that is a sweet deal

asking 285,000 - ARV estimate sq st $580,000

Zillow est $760,000 / epprasial est $670,000

6 bed/4 bath/ 4700 sq ft

Needs 100k repairs

How do you wholesale a hud home?

What's the best way to find buyers for wholesale properties?

I am in SW Pa and found a few but I think I need to build a bigger list.

Any advice would be appreciated.
