I have two contracts for wholesale and want to understand the process

1. Assignment 2. Purchase option agreement

Is this correct - I get the assignment signed by property owner when we agree on price

then I use the property purchase when I find the buyer for the property

is this right - am I missing something?

ok, I am trying to figure this out

zillow estimate $59k  / epprasial estimate $ 88k / recently sold based on avg sq ft $ 70

but I am thinking these are all very high estimates.

what else can I do?

I found a duplex FSBO, very motivated but I am having a hard time finding the ARV.

What should I use?  The info I am finding from Zillow and other places have a wide swing.

Please provide some guidance

I have been reading a lot from the BP site and other sites for sometime now and am excited about starting my RE Biz as a wholesaler. 

My initial plan is to dip in slowly with a goal of about 5 wholesale opportunities this year.

Realistically, what would you say to a newbie ?

 I am concentrating on the Westmoreland County Pa area for now. I know I have a lot to learn and am looking for as much direction and info that I can get. I am just getting started and need to build a network of investors, title co's, and RE agents, just to name a few.
