I just contacted Homeq, and the person said may be that the BPO agent just make a property address search then call the contact agent. Yea it kinda force to explain the RE agaent more things now. The home owner listed the property with him but I contact the owner too then it authorize to work the shortsale.I am thinking not showing up then use against the BPO if it ends up to high of my asking price. Any thought

I am investor working on a short sale. I gave Homeq all my contact information to call for the BPO. today the listing agent called to inform that he have scheduled a bpo on the property. I was very choke, when i call homeq, they said they dont have the bpo agent info yet nor know why he/she didnt contact me as instructed. Have anyone come accross to that yet and how to deal with the situation?

Thanks for the quick reply but my other question, can that private noteholders either stop the short sale, claim the property at the sheriff sale or be an issue for me as the new owner

I'm working on short sale but the property has two mortgages, the second lien is a private holder that is not willing to make too much concession and want to protect their interest. have anyone deal with this issue.

Hi everyone,
I mailed about 100 post cards. I got 4 calls but before I return the calls, I am seeking some advise on one of you than have done some deals.
I want to know now when I call to tell the owner that I am an investor? if I can't purchase the home should i be upfront on the first call about my intention either( lease option, owner financing, option contract). If they cant travel for showing, do I ask to send keys or to call tenants to show me the property? Afterward what kind of forms I am going to use to make the transaction happen?

Hi guys,

Need some quidance on how to do a HUD-1 net sheet for a Short Sale. Bank is waiting on paper work. I have everything else needed for the short sale package except the HUD-1 which is the bottom line for the bank.

Any advise on how to get it done would be appreciated.

I have a FHA mortgage, i want to refinace to a conventioanl so that i can purchase another home with a fha loan. I have decent credit. like qround 620. Is that still possible?
