if after 32 days I cant resell the home, so are the scenario. does the lender charge higher fees then or i have to foreclose on the property

I am confuse over the whole transactional funding. Lets look this scenario:
If i use transactional funding to purchase a property but after 30 days i cant wholesale, what are the other options?
also can i buy a rehab home with trans funding?

here is the scenario:
I want to put an offer for owner financing but my agent refuse to submit offer because i am not doing a full closing. I just want to do a title search and a registry of the deed. Any thoughts?

The offer:
-Purchase Price: 126K
-Down payment: 3k
-Buyer will pay for closing cost
-As is condition, inspection only for my own knowledge.
-Owner will finance123k for 5years with option for another 5years( only if owner want to ) .Owner and I can come to term and condition at a later time.
-Estimate Monthly Principal is $700.

Contingency
-Must be a clear title
-Before sign a purchase and sale buyer must be able to see the whole property and be satisfied

I have check the tax assessor but I am wonder if there is way to know when someone pass away like a public record or a website.

I spotted an empty house in my city as well as the owner's name but I wonder if there is a public record that can tell me if the owner is alive or dead. Is there a method or a system on how to find these properties lists

Hello Everyone from Mass, I live in Waltham. Like all of you in the Boston area, i am interested on knowing who the palyers are? Regarding financing, title company and so on. Correct me if i am wrong but the NE market seems to me a little bit uptight. Seems like the realtor kinda control most of the RE market. Once again I dont have anything againt them.

So far I have to say thanks to all of you for sharing and educate all of users on BP. I have learn a lot.
I live in Boston MA, i am interested to know if there are other inverstor in the area, HML and PML, closing attorney, realtor and so on just for networking or sharing idea and techniques.

If a property is in preforeclosure, how late is too late to do a loan modification. Can it be done a day or two before sheriff sale. Would the bank let the owner buy the house back at auction, if so how is that unfold. Thanks for any ideas

Thank you guys, great thread. But Eddie if the default amount is a steal do you think the bank will still do a BPO or would let it go for the default amount.
