I am closing on my first Owner Financing, all you that I have done it before please tell me how to handle the process. The owner accept my offer so what come next?

I am buying a property via owner finacing but the owner wants me to create two trusts just in case if I defaut on the note so that he can evict me instead than foreclosure. Does anyone know how is that work?

I am working on my first shortsale, but I am so confuse. After talking to my RE agent, she even get me more confuse.
Here's the scenario please give me some guidance:
I have the home owner all paperwork, he owes 365k on the mortgage but when I look on Realtytrac the property value is 311K, is that the value to offer the bank for it?
What arrangement should i make with RE agent about commission?
Should I let her does the short sale or I do it myself?
The agent gave some of her shortsale package form, should I used her form or I can buy mine off the internet?
Anyone experience with HomeEq loss mitigation dept?
Anything I can do to maximize my profit?
Should I give the home owner some of the profit.

Thanks for all the great threads. I messed up two potential short sale leads. I think i talked too much which might lead them to try loan modification or list the properties with an agent.
I guess I am still in the learning process.
Another related question?
if someone is a non english speaker, should I ask a friend to translate for the person or how to handle the situation?

Do you know where I can check to know if I need a license to perform a short sale. I live in the state of Massachusett. For the disclosure form, is it something I can buy online or how can I get one.

any idea on how to structure this offer for an owner financing?

askind price: $189k
one of the unit needs work work for about 10K
tax: $3789
insurance: $3650
Monthly rent for all 6: $3600

I am looking for pay an higher interest rate instead than pay a big down payment.

Do you guys think is wrong to contact an owner behind my buyer agent to submit an offer or talk to the owner about a deal. Two weeks ago, i ask my realtor to submit a particular offer, afetr much back and forth, supposely she submitted it, a day later she told me that the owner wants more money down. my feeling tols she just dont feel confortable with my wording and my price.
Any thoughts

just to add to Jeffrey comments. I have a buyer agent which we get along pretty well as a person but she paralyze whenever i am making certain offers, either she thinks the bank or the other party will reject them. few times we bump head but still she wont submit any offer than not typical or straight from the RE book. i have been thinking of dumping her she is so ice a great to me.
