Post: Can't sell this Indy flip. Help!

It is way too close to 38th St. It will probably never sell at that price. You are a few miles off. If it was on the south side of Fall Creek closer to 28th St through 16th St it would have sold  pretty quickly at that price. If it was even more north past 46th closer to Broad Ripple you may have had a better chance at that price......but 38th St??? It's definitely overpriced. Did you get lured into that property because of the state fairgrounds as a selling point? The home and renovations are absolutely beautiful but you need to move it a few miles out to get that price point.

Hi Brad and welcome to BP. I am a new real esatate agent as well. I looked into Keller Williams and think they are an awesome company but I didnt want to spend my first few learning months paying fees. I settled with Carpenter. Congratulations! I almost got nervous for you when I saw Post Road, but 25th is, like you said older home Class C area. North of that though, from 34th - 46th, especially between 38th and 42nd, you would want to stay far far away from - especially as an out of town investor.

I am not an investor (hope to be one day!) but i have lived in Indianapolis for the last 10 years. If I bought an investment property in that area, I would expect low income low quality tenants with a high turnaround rate. 3bd may generate $700 possibly $800 monthly. If you go a little bit north, 46th Emerson area, the general area and neighborhood is nicer.
