@Mike Lambert Not the other plunge pools. The rooftop pools. The developer is Riseub.mx and yes I know what you mean about researching the developer. It could have been a very expensive rookie mistake. My realtor showed me another construction they did in Playa and so I went with it.

If anyone already has a property in Tulum: I purchased with iiK Tulum back in 2020 (presale). It's almost completed BUT when I went to check the progress back in January, i noticed that one of the pools on the rooftop did not have the blue tile as advertised and honestly, i don't think they'll add it to any of them. I asked my realtor to make sure and let the developer know that I want that blue tile in my plunge pool moving forward. The contract said, the finishes include it. What can I do about the pools outside of my unit though? Any suggestions? I haven't fully paid it. I pay it in full at estimated time of closing in August.

@Nathan Gesner and @Dan Maciejewski agreed. I just lost my case. Damages that they tried to remediate a couple of days before trial and haven't paid me for 7 months. The judge laughed at what they would say when they acted cute representing themselves and made me out to be the bad guy from moment one. I felt poorly supported by this system. I still do. I have bills to pay and now I have to sell because I can't afford it anymore. I also just got told by the plumbing company that they suspected tenant tampering with toilet plumbing when they came to perform a consumption report. My hands are tied behind my back and I cannot believe this person is getting away with everything. #chicago Any help or advice would be completely appreciated, from anyone that has the chance to read this.

@Adam Martin I completely agree on the tenants that have lost their jobs etc. but some tenants have provided zero proof and have not even attempted to pay $1 nor have attempted to come up with a payment plan. There's gotta be a better process or agenda for this. I'm actually done with Illinois myself. I was just waiting for middle of January to get here and now this! @Joe Splitrock I've called my REP and no answer. I left a message. I'm going to e-mail now and hit up their Twitter and other social media platforms.

certain politicians in Springfield are pushing legislation to pass the Illinois legislature THIS WEEKEND

I am requesting all landlords and their employees/agents/other stake holders to click the link below (to contact your legislature) to fight this "last second" legislation. Why they would try to push something like this at this time is beyond my comprehension. It's up to us now to fight it. 

Disturbing provisions of the bill are the following:

  • This package of legislation will expand and extend the eviction moratorium through September 2021.
  • The draft legislation does not allow us to proceed with pre-COVID cases.
  • It will seal all eviction records from March 2020 until September 2022. It is being drafted by housing activists, and further changes are possible in the legislation.

To date the government has done nothing to help. There have been no banking holidays allowing mortgages payments to be delayed, real estate taxes are still being collected as are water, utilities, insurance and all the other costs required to maintain the buildings that are peoples' homes. The government must come up with a positive plan that assists residents and those that provide their housing:

  • Those not paying their rent or assessments must provide proof of losing their jobs or collections process can proceed.
  • Bank relief for property owners: delayed mortgage payments with no penalties, fees, or credit issues.
  • Governmental relief on real estate taxes, water bills, City and other fees.
  • Insurance and other protections for Covid related claims.
  • Require banks to provide the capital needed now to keep properties viable.

In order for us to have an impact, we must act today!
