@Tailine Calheira completely nice to meet you as well it’s awsoem to see people my age on this journey. Being in this community it will lead you to believe everyone is on the path however I think that couldn’t be any further from the truth. It would be awsome to bounce ideas off one another to continually grow and stay focused.
@Rob Brown hey I have been in the community myself fof sometime now. At this point its fascInating and I am compelled to know more. I have read J L Collins simple path to wealth and he recommended vtsax because of the fees being incredibly low. However I am womderig what route you have taken and what’s your advice on it all.

@Tailine Calheira hey another young investor. I am 22 as well and I think we have a great advantage with being young. I am currently working to close on my first home. I want to execute the house hacking strategy you may have heard of in podcast. Scott trench and coach Carson have great podcast on the topic. WIth you expressing interest I figure go for it in whatever way you can imagine. Asking yourself the question how can I afford it opposed to I cant or Its not possible.

Congrats,

I am currently in the process of closing on my first home for a house hack. I am buying a four bedroom home hoping to rent out the other three rooms and to potentially cash flow. My biggest concern about my house hack will be finding good tenants and having people who can respect my home as it is theirs. What is your advice to find good tenants and I suppose any other advice to make it work.

Hello,

I have been studying RE for a bit and I am excited to mention that I am in the process of closing on my first deal. I am subscribing to the ideology of house hacking. I am 22 and I think it makes the most sense. Most factors with the deal don't bring much apprehension however I want to house hack and I don't have the other room in the single family filled. What would be a good way to find roommates too have a successful house hack.

Hey so are you having problems analyzing deals? I am new myself and military as well so I plan to use the va loan as well. I am a young single guy and I am in the process of closing on my first deal now hopefully ill be done before thanksgiving. I feel for you your doing a house hack find a property you like and would want to live in and work from there run the numbers and also look at comparable homes and see what the units sell for. My philosophy with the first property is make the deal and learn as you go the hardest part they always say is actually making the deal.

Im currently deployed but August would be a phenomenal time to give it a go.

Hello,

I am learning a great deal about real estate and with a friend we discuss it quite a lot. I am a 22 and in a very sound financial positions and can take on some risk. I do not have a mortgage and I have a fairly good credit score. A friend of mine and myself have discussed real estate extensively. He found a property about 75k undervalue in DC. It's a pricey property and he asked me to co sign. The agreement is l get of the lease in 6 months and to be paid 15k. 5k at closing, 5k in 2 months in, 5k at refinance. And having 3 months mortgage payment in a shareable account. And if a payment is missed we split profits 50/50 and sell. And we would get a document notarized stating the agreement. Would you say this is a good move and what risk stand out.

Thank you
