Suggest you first get you real estate license...

As for a hard money...?  We would not do that deal...to small, need to find a private party..

I've seen newbies advertise in Craigs list.....maybe a Joint venture possibility to get started.

Suggest you first get your real estate license.......

I've always put my investments in an LLC. Have 3 LLCs and spread them out of the LLC's. Some people think its best to put everyone and a single LLC...but I agree its a lot of work and costs.

Passing on the kids, I've done this by making them members of the LLC. The only problem is that the taxes on the LLC (income) is reported in the K1's for the members, so you kids may get a K1 from the LLC.

Don't think the state where you register the LLC will exempt you from income... If it is income to you (member) then you going to have to pay taxes on it.....

Get your real estate license first...

My recommendation is to keep their security deposit and move on........Renters are Renters for a Reason...sometimes they are just dead beats....

Your primary go is to get it rented ASAP...and the see if you can get an moola out of the past renters.....good luck...

VRBO was a good source for Season Rentals....I've listed in VRBO and the local MLS.....

Great idea...if you do them in Arizona you will get a call for the city....they will want you to pay a fine.....

Paint, Carpet, Granite Counters...  BUT if you are going to flip it....the buyer is going to ask for the roof to repaired.  

If you sell and the buyer gets an FHA loan...look out....there will require a lot more to be fixed...
