Do an LLC..its usually a lot easier to create and LLC...but in the great state of WA it may not...

LLC are owned by Members. And if you add you wife as a member she is an owner...
Each member has a percentage share of the LLC the operating agreement spells out the percentage...

In Arizona you have the same license for both... After being in the real estate business for the past 40 years
I've discoverer one common trait of all successful investors.
They all had there real estate license.....

Who is going to give you a loan (consumer loan) on your home without verify income?

Its going to get down to "down payment' ... going to be hard to get it all if this is your first deal. We usually can lend 90% purchase and 100% rehab..but you are going to need 5 deals and a 680 FICO. and in a good area (close to a Home Depot). First timers usually get around 20-30% down and rates are around 10%.
