Most people are making them 'vacation rentals'. I'm assuming that's what you call an AirbNb.
I've done this is the past and rented seasonally. Usually the seasonal rental income covers the cot of the home for the year.
The problem is that the home has to look good. Nice furniture and landscaping etc.
We always looked for at 6 month committeemen... but if you want a weekly, renters...ouch....a lot of work.
Listed property in ARMLS and VRBO.com seemed to work well..

Check your state laws..maybe some regulators in FL...
Lease to own usually carried a negative ...some owners were in it just for the down payment....got a bad reputation in the past...

I'm always tempted to ask for up front fees,,but as of now we don't.
Our fixed costs for an application is around $45.. and we are willing to absorb this cost for an application.
I've heard horror stores about a lot of up front fees..and my recommendations is to never pay them.....Its a Red Flag..

Get it under a purchase contract and sell it in escrow, assuming that is legal in Texas....
That is what wholesalers do....they lie to the seller and hope to sell it in escrow......if not ....oh well..to bad for the seller..
