I appreciate the feed back, @Todd Dexheimer@Joseph Gozlan, @Rob Beardsley my intentions is to actually purchase multifamily units as an investor getting the licenses was to assist in learning the ins and out of the business more.  I was just looking at working with some that has done a syndication, i can start on a small scale and work up to larger ones.

I have posted a couple of times on this topic and have received some great and valuable info so would like to say I appreciate the input.  My question today is i have my real estate license now and I would like to ask were do I search to find a good deal that maybe a syndicator would be willing to consider.  Loopnet has some good deals I think and  just started networking with other realtors so that will help.  Is breaking into this area of real estate as hard as it seems?

As I continue to learn about raising money for multifamily deals when building a team and credibility what are some things to look for ie..  attorney, property managers, etc..., also is it a good idea to make your first purchase in your local market or work with an experienced syndicator in a different market.

@Jeff Greenberg, @Todd Dexheimer, @Brian Burke , @Yousif Abudra thank you all for chiming in with the great information are there any special forms to use as a presentation or would anyone of you share a sample one with me.  

I have a couple of smaller opportunities I would like to put on paper to present to a couple of friends to spark an interest to see where this business can take us.  As a newbie and to avoid the risk of loosing money on the first couple of deals what would be a couple of pitfalls to look for in a deal.

When doing a syndicatied deal is there a min or max to raise or would it be based on the property your trying to purchase (ie a deal under a milllion dollars).  Also the initial funds like earnest money etc.  where does those funds come from the sponsor or is that something that is negotiated up front.

These are some great questions and answers, as a new investor looking to get in the multifamily arena are there any of you willing to answer questions if I were to give your business a call.  These forums are great but at times talking with some one that has done what your endeavoring to do helps a lot more.

@Drew Shirley and  @Will Barnard both of you have valid points there’s pros and cons even though the pros are not always advertised, I will look into SEC rules for GA but for bringing a deal together shouldn’t that person get some form of compensation for bring opportunities for people to grow there money.
