Personal question which requires personal answers.  Write down all the things you have: Credit, down, knowledge, area knowledge.  don't commit until you know what you are getting into and what you can afford.

any time you are asking these questions it generally comes down to personal preference.  I would look into what's available vs return.  Are you ready to jump into a full rental?  Can you handle more mortgages?  What do you financially qualify for?

I don't think so unless you are an emancipated minor.  Check with local laws.

@Jeff Prather @Johann Jells may be on to something.  I would say to stick with the style of the home.  Looks like there are many options out there if you just search for ceiling tiles.

First, ask yourself what you know.  Then ask what types of commercial real estate are you interested in?  Apartments, retail, office, industrial, hotel, or self storage.  Those are the primary food groups.  Then they might break down more, Industrial for example - R&D, Data Centers, Distribution Centers, Manufacturing (all types), Cold Storage, Storage, Hazmat Storage, etc.  You get the point.

Depends on the listing agreement.  There is nothing wrong with having a broker at your side, it's better.  Trying to save a buck isn't doing you any favors.  Even the big dogs that don't use brokers have attorneys, and sometimes both.

If the listing agreement says the seller is paying the commission, then there is your answer.

Nope.  You need to have a license and be a member of the local board.  Working with an agent who will work with you as a buyers agent is a time saver and will give you the access you are looking for.  In addition, if you find someone that specializes in what your goals are, you will get the preliminary education you are looking for.  Hope that helps.  Let me know if you want me to connect you with a Florida Realtor specializing in your area.  Your own back yard is the best learning ground.  If you are looking to go big time, (millions of dollars), I'm happy to chat with you.
