It is my belief that in the next few years a nationwide multipurpose real estate website will evolve to become a major player in real estate sales. At first augmenting, but eventually displacing local Multiple Listing Service websites. I see this service site enjoying kind of a natural monopoly similar to Facebook, Google, Amazon or Linkedin. Currently I know of two such candidates that exist for this role, Zillow and Trulia, both are publicly traded companies. There are probably other players in this arena I don't know about. I expect one will become the Facebook of Real Estate, and that the others will become the myspaces and etoys of Real Estate. I do not use either site much myself since I use a local Denver Realtor site.

My question is for those that have used Zillow and Trulia a good deal, (or brand x I don't know about). Is one site stronger, better, more useful, more reliable, etc.. than the other? My question relates to my desire to make a stock purchase of one of these companies (yes, I know that I am allowed to purchase more than one).

No. I can't specifically say what the law is in FL since I have never lived there. I do know that the vast majority of States, including three I have lived in, only allow a money judgment after personal service. One exception I know of is NY, or at least it was an exception when I lived there 20+ years ago, can't say as I know the current law in NY. The scenario you describe is not just theroretical, many many people do exactly that, they dodge service and successfully avoid judgments.

Although such numbers exist and can be obtained through your local MLS. It doesn't help you any to know them. I think you have a fundamental misunderstanding of how real estate investment works

my 2 cents: If you have a claim for damages in the posted notice, and the tenant files an answer, the answer is evidence of actual notice and you can get a money judgment based upon that. Otherwise you are probably out of luck. Happens a lot to me in CO. State laws vary of course, I don't live in FL.

I don't share the same vision of the future many do in this thread. There is a demand for wireless thermostats, but I don't see a demand for networked appliances, lights and doors. Although I like the name internet-of-things, it seems needlessly complicated, and not something many people want, let alone are willing to pay for. FYI, wireless water detectors have existed for a few years. They are pricy, but cost effective in condo complexes where a water leak could effect multiple units.

I moved from the Milwaukee area to CO about 16 years ago. I have to say that commuting from Broomfield to South Denver/Lakewood would be a strain. More so to South Denver than Lakewood. I would not do it, but I have a low tolerance for waiting in traffic, and do everything I can to avoid rush hour.

Depends on the particulars. How much is the title policy? How messy is the title history? Are there potential issues regarding easements or property lines? How skilled is your title examiner? I buy foreclosures all the time without title insurance. But even though I know what I am doing, I still have to pass on a buy sometimes because the title is just too fuzzy.

Please drop a dime on the guy. I'd like to see what happens. $100 wager to anyone interested that says HUD doesn't do anything, other than maybe prohibiting him from buying HUD homes in the future.

That would depend on how much he owes. So when was the most recent Deed of Trust, for how much, and how much do you estimate he currently owes?
