I am actually looking in Davis Couty right now. Tough market here, I have lived here most of my life and looking to build a new house, prices are pretty high. Just looking for a "deal", like the rest of the investors and seeing if there is another way to go about it than the typical MLS. Thanks for the feedback

I am looking for land available to buy in a specific area in Utah. At this point I am looking for my new personal residence, but would also like to possibly buy in the future for investment purchases. I have looked in the traditional places but was wondering if there are any sites or resources for land purchases that were off the MLS, ie better deals and more choices? Also is there land available through auctions, estate sales or any other avenue that may have better results?

I am not currently still required to keep the mortgage insurance on the property based on their property valuation. But is it worth the cost and time to do a refinance, including raising the interest rate to accomplish this with cash out versus a HELOC. My lender is willing to lend me at 80% LTV on the HELOC. I am just wondering if this is the best option and the positives and negatives of each.

I am a new investor from Utah and I am looking to get cash out from my current home to get into real estate investments.

I have had my house appraised already and have approximately $90,000+ in equity. We have looked at a home equity line of credit, refinancing with cash out and a home equity loan. Current loan is at 3.5%, 30 year FHA but I am paying mortgage insurance currently.

Is this a good option or should I try and apply for a completely separate loan on an investment property or fix and flip? My hurdle may be debt to income ratio.  

There is a lot of fine print, that being said, I was wondering if anyone had any thoughts or advice as far as best options available, costs and ease. I want to get started and want to learn the market and know the options. Thanks in advance to any replies!
