Post: Looking ot invest out of state in Spring Hill, TN

Aloha everyone. I have pivoted and am looking to invest out of state. I am really looking on feedback regarding the Spring Hill area of Tennessee. I'd love to stay in Williamson County but am open to Maury as long as I'm in a better area and keep my chance of responsible tenants on the higher side (I know there are no guarantees). I also am evaluating town homes and condos in the area vs. SFH's for rental demand and CCR. I've been doing my own research and am reading in between the lines a bit.

Why out of state? I am in Northern California and don't have the capital or the guts to invest here. I also plan to move sometime in the next 5 years so my local investment would become long distance anyway. My parents have been in Spring Hill for about 11 years and I have them as well as a small network of friends from visiting and networking through a Brazilian Jiu Jitsu company I used to own. I feel as comfortable assessing that market as I do my local one, except the stakes and cost to play are much lower.

Any advice, connections, and any other info is greatly appreciated.

@Jen L. where in the bay if you don't mind me asking? Like, I'd be more surprised if someone left a home like that on the East side of Alameda vs the West side...

Jen L. Hey we've chatted, by where in SF area was his unit? I'm in Alameda. I'm wondering if the damages and costs are consistent with the class of neighborhood like you often hear on the podcast? I am getting close to buying a single family in Spring Hill, TN because we are priced out here. The numbers are "ok" but after reading your thread I'm a bit hesitant.

@Brian Garrett Thanks for the reply. I was just posting to see if I picked up any nuggets. 

We talked about the potential for a young and new investor like myself in a market like this (San Francisco area). One of the most important things I think I did in the meeting was offer to add value back to his life. I have a wife who is working on her realtor's license and is an elementary school teacher by trade. We live own the street so we can do work for him. Also, I am in the Coast Guard reserves and am connected to the local military network so I can help him fill vacancies. He has one now so I am hoping to help fill it to help him out.

Aloha everyone.  I have some time blocked off with a potential mentor this morning. He owns several highly productive properties in town and is one of the most established investors around here.

@Jen L. Alameda is pretty brutal. Things go for about 10-15% above list with all cats or other strong offers, no contingencies or inspections on many. I am working to find an off market deal and thought I had one but it's pretty hard. Alameda is special and people love it. It used to be a cool island of the East Bay and now it is "of SF." 

I'd love to learn more from you though.

@Jen L. Do you have many properties in The Bay or are you just getting started as well? Do you attend any meet ups?
